Latest call · Q2 2026

Not a buy yet despite improving property operations.

Multifamily occupancy rose to 95.3% and hotel NOI increased 11% to $4.6 million, but core FFO remained negative at $3.4 million, or $1.25 per diluted share, while office NOI fell to $4.0 million and the Oakland office mortgage remains unresolved. The operating recovery is credible, but balance-sheet execution and persistent cash losses still outweigh the upside from 12% multifamily mark-to-market rent potential.

Near term

Resolution of the matured Oakland office mortgage is the clearest near-term catalyst and risk; management said it did not contribute capital for refinancing and remains in discussions with the servicer.

Refinancing the renovated Sheraton Grand could improve liquidity if management increases the loan balance and reduces the borrowing spread, but no terms or timing were provided.

Multifamily lease rollovers, with in-place Bay Area rents approximately 12% below asking rents, could support NOI growth over the next several quarters.

Completion of the hotel renovation and potential conversion of underutilized space into eight guestrooms may lift hotel NOI, though the accretion remains unquantified.

Longer term

Bay Area multifamily fundamentals are supportive: CMCT reported 96.1% portfolio occupancy, 7.6% Oakland rent growth, and low market supply. The thesis depends on these gains converting into sustainable cash flow rather than merely recovering from weak prior occupancy.

The company has meaningful operational upside in Los Angeles, but 1915 Park was only 58.3% leased at quarter-end and the planned 50-unit 701 South Hudson surface-lot project remains predevelopment.

Office remains the structural weak point. Excluding Oakland, leased occupancy improved to 84.4%, but office NOI declined from $5.5 million to $4.0 million and joint-venture fair-value losses increased materially.

Potential asset sales could strengthen the balance sheet and narrow the discount to portfolio value, but management provided no identified assets, valuation, or execution timetable.

Red flags

Core FFO remains deeply negative at $3.4 million despite a $4.3 million reduction in preferred dividends; the improvement is therefore not primarily the result of stronger recurring cash earnings.

The Oakland office mortgage matured in early July, and management has not disclosed a long-term resolution, potential impairment, or the economics of surrendering or restructuring the asset.

Losses from unconsolidated entities rose to $3.2 million from $437,000, attributed largely to noncash fair-value adjustments. While noncash, the magnitude obscures underlying portfolio performance and highlights valuation risk.

Common-stock issuance increased net asset value and asset-management fees, but also raises dilution concerns while FFO remains negative.

No analyst questions were taken, so management's claims about refinancing, asset sales, hotel accretion, and continued FFO growth received no competitive or skeptical Q&A testing.
