Latest call · Q2 2026

do not buy aggressively yet; the quarter showed strong near-term income coverage but not enough evidence that legacy credit risk is contained.

Net investment income was $3.5 million, or $0.15/share, covering the $0.05 distribution 3x, while NAV rose to $8.25 from $7.90, helped by $0.17/share of buyback accretion and $0.08/share of unrealized appreciation. The tension is that the portfolio remains exposed to stressed cannabis borrowers, including Justice Grown in maturity default, while new originations were materially lumpy despite a stated $1.3 billion pipeline.

Near term

Devi’s binding term sheet could produce $12.5 million of cash proceeds this year, although AFC expects to receive only roughly 80% as lead participant; the $2 million hard deposit reduces but does not eliminate execution risk.

Two of DMA’s three dispensary sales closed in July after regulatory approval, leaving one asset still to monetize.

Post-quarter debt repayments of $104 million materially reduce borrowings and should improve balance-sheet flexibility, but also reflect repayment/liquidation activity rather than demonstrated organic portfolio growth.

The remaining $2.2 million under the $5 million repurchase authorization could continue to support NAV per share if shares remain deeply discounted.

New investment activity needs monitoring: Q2 funding was about $17 million, including only $5 million for two new portfolio companies, and the analyst explicitly questioned the apparent slowdown after Q1’s roughly $80 million of originations.

Longer term

The proposed rotation toward lower-middle-market borrowers with $5 million to $50 million of EBITDA, cash flow, maintenance covenants and senior first-lien structures could improve portfolio quality if execution matches the stated framework.

Credit quality remains the central thesis variable: management acknowledged a 6% private-credit default rate cited by Fitch and said cannabis borrowers continue to face poor equity-market access and limited refinancing capacity.

AFC’s 190% asset-coverage ratio and stated comfort with approximately 1.0x net debt-to-equity provide capacity to grow, but leverage expansion should be evaluated against unresolved nonaccrual recoveries rather than treated as inherently accretive.

The competitive advantage in lower middle market lending is still asserted rather than proven; analysts pressed on pipeline conversion and deal timing, and management characterized originations as lumpy and episodic.

The all-first-lien portfolio and 13.2% weighted average yield excluding nonaccruals support earnings, but headline yield may not translate into durable returns if collateral values or recovery timing deteriorate.

Red flags

Justice Grown matured on 05/01/2026 and is in maturity default; AFC has begun Article 9 foreclosures and hired SSG Advisors to market the collateral, but management would not quantify expected recovery because of active litigation.

The company remains concentrated in legacy cannabis nonaccruals, an area management itself described as difficult to refinance because of inadequate equity capital. Regulatory progress has not yet resolved the industry’s financing problem.

The $1.3 billion pipeline is not a forecast of funded investments. In response to analyst pushback, management cited good quality and pricing but gave no conversion rate, timing, or volume outlook.

NAV growth benefited materially from buyback accretion and unrealized appreciation, so the $8.25 NAV should not be interpreted solely as evidence of improving underlying credit performance.

The $12.5 million Devi sale is subject to closing despite the binding term sheet and deposit, and AFC’s share is only approximately 80%; recovery timing and final proceeds remain uncertain.
