Strong franchise and execution progress, but insufficient evidence of financial payback or durable competitive differentiation.

Latest call · 2026-03-25

OSB’s buy-to-let franchise remains strategically strong:

it holds 24% of the specialist market, with a £17.7bn book representing 68% of total loans, while the new platform has cut application-to-offer time by 30% and enabled repricing within hours. However, the event supplied no quantified earnings, margin, cost or return targets, and analyst pushback on competitive advantage was answered mainly with broker anecdotes rather than independently verifiable evidence; the risk/reward is therefore a hold, not a clean buy.

Near term

Deposit pricing and funding costs remain sensitive to SONIA, swap-rate volatility and ISA-season competition; management said recent costs were somewhat better than expected but that the outlook is difficult to call.

The ability to withdraw and relaunch products within hours may protect margins during rate volatility, but management did not quantify the resulting margin or volume benefit.

Residential mortgage launch later in 2026 is the next major execution milestone and will test whether the buy-to-let platform is genuinely reusable at scale.

The Renters’ Rights Act coming into force in May 2026 could increase complexity for landlords, although management believes professional landlords are better positioned to adapt.

Longer term

The UK private rented sector has durable demand and supply support: 4.9m privately rented properties, an estimated 4.3m-home housing shortage and housing construction below government targets.

Professionalisation is a meaningful structural tailwind: around 75% of 2025 buy-to-let purchases used limited-company structures, while professional landlords continue acquiring properties sold by smaller amateur landlords.

The platform could create operating leverage through automation, with underwriters focused on complex cases and management targeting growth without proportional group headcount expansion.

OSB’s moat depends on specialist underwriting, intermediary relationships and end-to-end execution. The thesis is stronger if the new platform sustains faster completion and better risk-based pricing than competitors, not merely if it improves on OSB’s legacy systems.

AI appears more likely to improve fraud checks, document verification and staff productivity initially than to eliminate the human underwriting and governance required for complex lending.

Red flags

Rae Maile explicitly challenged whether competitors are already at a similar technology level. Management responded with broker testimonials and an assertion that competitors are 'nowhere near it', but provided no quantified peer benchmark, retention data or independent validation.

Management did not provide the requested net rental yield; the response cited 85% of surveyed landlords being profitable and later offered a rough 20% profitability rule of thumb, leaving borrower affordability and stress resilience insufficiently quantified.

The event was highly promotional and focused on market structure, customer stories and platform features rather than incremental financial outcomes such as cost savings, capital efficiency, margin uplift or ROTE impact.

Buy-to-let remains 68% of the loan book, creating material concentration in UK landlord economics, property prices, regulation, tax policy and funding spreads even though its share is expected to decline toward approximately 60%.

Transformation still involves running both new and legacy platforms. The claimed scalability and headcount benefits therefore remain execution-dependent, particularly as residential lending is added.
