Housing recovery and deleveraging are not yet sufficiently proven.

Latest call · Q2 2023

YIT is a hold after a weak but cash-positive quarter:

Q2 adjusted EBIT fell to €14 million with a 2.4% margin, while cash flow after investments turned positive at €14 million and the order book reached €3.5 billion. The recovery case rests on Central Eastern European housing and €18 million of annualized transformation savings, but Finnish housing remains weak, gearing is 99%, and refinancing plus reliance on asset sales leave too much execution risk for a clean buy.

Near term

Finnish housing demand and promotional support, including YIT covering selected buyer debt payments and costs for two years, will determine sales and margins.

More bundled apartment transactions, plot sale-and-leasebacks, or sales to rental-housing JVs could support liquidity but may dilute margins; management would not disclose transaction profitability.

Refinancing negotiations and liquidity usage are key near-term catalysts: YIT withdrew its planned green-note issuance and had drawn €45 million from its RCF.

Q3 completion volumes are expected to be similar to Q2 in Finland and approximately 600 units in Central Eastern Europe, creating a significant test of sales absorption.

Longer term

The transformation program is ahead of schedule, with €18 million of annualized savings achieved by the end of 2024 timeframe and €5 million of costs incurred year-to-date, but sustained EBIT improvement remains unproven.

Management plans to release up to €400 million from selected investments and assets by the end of 2024; execution could materially improve capital efficiency, but details and realized proceeds remain limited.

Central Eastern European housing has improved to a normal market outlook, while Finland is expected to recover only gradually and potentially more clearly toward year-end.

The long-term balance-sheet objective is gearing below 50% versus 99% currently; achieving it depends on housing cash conversion, asset disposals, and refinancing.

Red flags

Analyst questions highlighted that positive cash flow depended on plot sale-and-leasebacks, a bundle deal, apartment sales to a joint venture, and working-capital actions; management acknowledged cash flow would likely have remained negative without these measures.

Management declined to disclose the price or profitability of the 119-apartment JV transaction, leaving uncertainty over whether liquidity was obtained at an uneconomic margin.

Management would not provide detail on JV financing capacity or off-balance-sheet debt, despite continued reliance on rental-housing JVs as a potential outlet for inventory.

Net debt is €791 million quarter-end and gearing is 99%, while approximately €490 million of gross debt relates to IFRS 16 leases and housing-company loans; the stated €330 million adjusted net debt does not remove refinancing and liquidity risk.

Finnish completed unsold inventory stood at 623 of 730 total units, and the company has expanded buyer incentives while making no new Finnish housing starts, indicating continued pressure on demand and future volumes.
