Exceptional demand and financing momentum are offset by extreme execution, capital-intensity and funding risk.

Latest call · Q4 2026

Hold.

IREN has a credible AI-infrastructure growth platform, with $4 billion of contracted 2026 ARR, $1 billion operating today, AI Cloud revenue up to $70.5 million, and pricing above $20 million per MW. However, the equity still depends on executing a $25–30 billion FY2027 CapEx plan, securing roughly $8 billion of additional GPU funding and converting late-quarter deployments into revenue; the $684 million quarterly loss and falling adjusted EBITDA underscore that this is not yet a proven earnings story.

Near term

Horizon 2–4 delivery and commissioning in the December quarter are the key near-term execution test; management expects more than $4 billion of ARR by quarter-end, but most reported revenue impact is expected in the following March quarter.

AI Cloud revenue growth must offset mining decommissioning, while cash SG&A is expected to rise $40–50 million sequentially in Q1 FY2027.

Watch whether active discussions near $25 million per MW convert into signed, financeable contracts rather than remaining indicative pricing.

GPU financing markets and customer prepayments remain critical to funding the next deployment wave, particularly the $2.8 billion non-investment-grade equipment-financing model.

Longer term

The vertically integrated stack—power, land, data centers, GPUs and software—could create a meaningful infrastructure moat if IREN can repeatedly deliver liquid-cooled clusters across generations.

The 5+ GW secured-grid pipeline is valuable, but management targets only roughly 300 MW of IT load in 2026 and 800 MW in 2027; monetization speed, not headline grid access, will determine returns.

Mirantis and NVIDIA-certified hypervisor capabilities may broaden IREN from bare-metal hyperscaler contracts into managed services, enterprise support and on-demand compute, but this remains an unproven mix shift.

Customer diversification is improving through AI developers, enterprises, frontier labs and hyperscalers, yet Microsoft remains strategically important to the initial ARR ramp and financing structure.

The business requires sustained access to GPU and data-center financing; higher rates, weaker capital markets or customer credit deterioration could force slower growth or equity funding.

Modular liquid-cooling designs and spare power may extend asset usefulness across GPU generations, but GPU performance and pricing obsolescence remain material risks to utilization and residual value.

Red flags

FY2027 CapEx of $25–30 billion is only partly funded: management cites $14 billion of cash and committed GPU financing/prepayments and seeks roughly $8 billion more of GPU financing and prepayments, with the remainder dependent on data-center financing, operating cash flow and corporate sources.

Management repeatedly described data-center financing as preliminary and said the next funding frontier is financing construction incurred well before commissioning; the capital flywheel is therefore asserted more strongly than demonstrated.

The $4 billion ARR target is heavily back-end loaded: Horizon 2–4 capacity is expected to arrive late in the December quarter, so the revenue contribution largely shifts into the March quarter, leaving room for construction or GPU-delivery slippage.

Adjusted EBITDA fell to $19.2 million from $59.5 million despite AI Cloud growth, while the company expects substantial hiring and operating-expense investment ahead of revenue.

The $684 million quarterly net loss included $450.4 million of impairments and a $102.1 million fair-value reduction on mining hardware, highlighting the cost of transitioning away from Bitcoin mining.

Pricing above $20 million per MW and discussions around $25 million are management commentary rather than a fully disclosed portfolio average; economics vary by customer quality, term, prepayment and GPU generation.

Analysts pressed on PUE, construction lead times, data-center financing and the allocation of prepayment liquidity; management offered strategic rationale but limited quantified downside cases or project-level returns.
